Investor Deal Review
A builder's read on a property before you commit: what the renovation really involves, what it is likely to cost, and where the risk sits.
APG Design Build is a Maryland design-build contractor (MHIC #151507) working in Baltimore City rowhouse and investment renovation. Our deal reviews are for investors, with or without an agent, who want a contractor's perspective before they make an offer, firm up a budget, or remove contingencies.
Services
Desk Review: $250
Remote research of the property (listing, photos, public records, permit history, neighborhood context) and a phone call of up to 30 minutes to talk through renovation scope and risk.
Site Visit: $750
Everything in the Desk Review, plus an unaccompanied visit to the property of up to 30 minutes and a follow-up call of up to 30 minutes with a verbal read on condition, scope, and budget range. You don't need to attend; you or your agent arrange access.
Site Walk + Snapshot: $1,250
Everything in the Desk Review, plus a walkthrough of up to 90 minutes on site (you're welcome to attend), a debrief call, and a written Pre-Acquisition Renovation Snapshot within 3 business days: scope tier, condition ratings by system, budget ranges by category, red flags, and a contractor's go / caution / pass read. The full fee is credited toward an APG construction contract on the same property signed within 90 days.
Availability
- Desk Review calls: scheduled online at the times shown when you book
- Site Visits: Monday through Wednesday, 1:00 to 3:00 pm; every other Friday, 1:00 to 3:00 pm; Saturday, 10:00 am to 4:00 pm
- Site Walk + Snapshot: Saturdays, 10:00 am to 4:00 pm
- Closed Sundays. Book at least 24 hours ahead.
Add-ons
- Additional property on the same trip: $300 ($650 with Snapshot)
- Rush Snapshot, next business day: +$275
- Properties outside Baltimore City, Baltimore County, and Prince George's County: travel quoted separately
How it works
- Book and pay online. You'll answer a few questions about the property and accept our terms.
- Sign the engagement agreement. The link appears right after booking and in your confirmation email. Your visit is confirmed once it's signed.
- Confirm access at least 24 hours before a site visit or site walk.
Good to know
- Fees are non-refundable. With at least 24 hours' notice, your fee can move to a new date or a different property within 30 days of the original appointment.
- If we can't get into the property, we wait 15 minutes and document the attempt. After that, the visit is rebooked as a new appointment.
- Only the Site Walk + Snapshot fee is credited toward a construction contract. Desk Review and Site Visit fees are not.
- A deal review is a contractor's opinion, not a home inspection, appraisal, engineering evaluation, or construction bid. Budget figures are planning ranges, not a price to build.

This service is not a solicitation for agency, and if you work with an agent, that relationship stays as it is. Opinions of value, including as-is or after-repair value, are a separate service provided only through Meiko Realty under a buyer agency agreement.
